    Home attainability continues to become a serious challenge in the Asia Pacific region. Housing stocks and home attainability vary greatly, but the key factors include demographic trends, government policies related to land use and density, the ability to redevelop or regenerate urban areas in decay, availability of financing for home purchase, the government’s involvement in the home provision, and the impact of COVID on new home supply.

    The 2023 ULI Asia Pacific Home Attainability Index provides a high-level snapshot of the extent to which housing is attainable in cities in the region. The report covers 45 cities in nine countries with a combined population of 3.5 billion or around 45% of the world’s total population, measuring home attainability for both home ownership and home rentals in relation to the median income of households.

    Mardi Mapa-Suplido

    Habitat for Humanity Philippines

    Mardi is the CEO of Habitat for Humanity Philippines, following over 34 years in top management positions across government and the non-profit sector. Mardi's expertise includes strategic planning, policy dialogue, multi-stakeholder collaboration, and social mobilization, with specialization in development areas of good governance, peace and human rights, health systems strengthening, disaster resilient housing, youth organizing, and promoting the rights of the child. Mardi has held national and local executive and legislative government posts- as Chairperson of the National Youth Commission under the Cory Aquino administration, as an elected Provincial Board Member in the Province of Negros Occidental, and as Director for the Office of the Presidential Adviser for the Peace Process handling p e a c e talks with rebel returnees. Before Habitat, Mardi was Build Change's Country Director for the Philippines and Indonesia, following seven years as the Philippines Country Manager for The Fred Hollows Foundation. Mardi was also the Local Governance Specialist for the Australian Agency for International Development Manila and has managed several foreign-funded projects for the US Agency for International Development, Canadian International Development Agency, European Union, World Bank, and the United Nations Development Programme. As Habitat Philippines' Chief Executive Officer, Mardi is responsible for the leadership and growth of the organization, managing strategic people and operational development. She also drives the progress of the Negros Occidental Impact 2025 Project, which, in partnership with the Hilti Foundation, aims to build 10,000 homes in sustainable and disaster-resilient communities using the cement bamboo frame technology to help address the housing gap in Negros Occidental.

    Kelvin Wong

    Professor and Head of Department, The University of Hong Kong, Department of Real Estate and Construction

    Kelvin S.K. Wong is Professor of Real Estate and Director of Real Estate Lab at the University of Hong Kong. He was Head of the Department of Real Estate & Construction from 2019 to 2023, Director of the MSc (Real Estate) program from 2017 to 2020, and Associate Dean (Teaching & Learning) for the Faculty of Architecture from 2014 to 2016. As a real estate economist, he is keen to 1) advance our understanding of real estate as a consumption good, an investment asset, and a policy instrument, and 2) discover and explain how developers, investors, occupiers, and agents behave in an ‘inefficient’ market. He co-invented the repeat-sales property price index in Hong Kong, which became the first tradable housing price index in Asia. He has published over 70 articles in top international journals and is named among top real estate academic leaders in the world. He has received a number of international awards, including Senior Fulbright Scholar, Homer Hoyt Institute’s Post-doctoral Honoree, and the University of Cambridge’s Doris-Zimmern Award. He is a member of the Engineering Panel of Hong Kong Research Grants Council.

    Prashant Thakur

    Prashant Thakur is Sr. Director & Head – Research, ANAROCK Group. He is a seasoned corporate strategy and management consulting professional with an experience of over 18 years. He holds an MBA (Finance) and prior to joining ANAROCK, worked for consulting majors like Deloitte and Ernst & Young and then ventured into the start-up ecosystem. He was instrumental in setting up the Research and Data operation verticals at companies like Propequity, Commonfloor.com, and Quikhomes.com. His areas of expertise include setting up business verticals in the field of business research, market intelligence, and strategic advisory. He has worked extensively in multiple sectors that includes financial services, real estate, and consumer business. Currently pursuing his PhD alongside his professional commitments, he is a prominent thought leader in the Indian real estate domain and was recognized as “Thought Leader of the Year - 2018” by International Brand Equity.

    Ryan Ip

    Vice President and Co-Head of Research, Our Hong Kong Foundation

    Ryan is the Vice President and Co-Head of Research at Our Hong Kong Foundation. He manages the research department of the Foundation to conduct in-depth research and advise the Hong Kong Government on a range of key topics, including land supply, housing market, urban planning, proptech, liveability, etc. He was invited as speakers at various investor forums, professional seminars and academic panels, and an active commentator on newspaper, radio, and television. He is also a member of the Hong Kong Government’s Land and Development Advisory Committee and Advisory Committee on the Northern Metropolis, Executive Committee member of the China Real Estate Chamber of Commerce Hong Kong and International Chapter, International Advisory Committee member of the Research Institute for Land and Space at the Hong Kong Polytechnic University, and board member of the Hong Kong Proptech Association. Before joining OHKF, he was an economist at JLL and Hong Kong Monetary Authority. He holds a Master of Science degree in Economics at the London School of Economics and is a Chartered Surveyor.
