    The Australian Student Accommodation sector was severely impacted by the coronavirus pandemic and border closures in 2020. Despite this, 2020 saw the highest transaction volumes in the student accommodation market in Australia at a staggering $3 billion.
     
    Looking forward into 2021 and beyond, what is the outlook for owners, universities, developers and operators? Despite the challenges, investors are still seeking to enter alternative investment sectors, and student accommodation in Australia has been one of particular interest. How have these investors adapted to the changing Australian economic environment, with a sharp decrease in international students upon which this market relies? Moreover, how has the Australian Governments handling of the pandemic impacted Universities and operators in Australia, and how has the industry responded to the challenges from reduced international student numbers?

    Speaker Bios 

    Stephen Gaitanos
    Managing Director & Group CEO, Scape 
    Stephen is a co-founder of Scape. As Managing Director and Group CEO of Scape Australia, Stephen is responsible for Scape Australia’s strategy across investment, capital transactions and merger and acquisition activities including financing and investor relations, a position he has held since 2013.
    Stephen has 17 years’ real estate investment, private equity and investment banking experience in Australia, Asia and Europe. Having previously held real estate investing and corporate finance positions with Morgan Stanley Real Estate, Merrill Lynch and Macquarie Bank.
    Stephen has significant experience within the real estate alternatives sector globally including  the Purpose Built Student Accommodation (PBSA), Co-Living and Built-to-Rent (MultiFamily) sectors in Australia, UK & US (and was previously Non-Executive Director and shareholder of PAD Student Living in Australia).
     
    Adam Graham
    Managing Director, PwC 
    Adam is a Managing Director in PwC's Infrastructure Advisory team who is a specialist in advising Universities and the private sector on structuring the funding and operating arrangements for on-campus student accommodation projects. Adam's experience spans all types of funding models for on-campus student accommodation transaction structures including Build, Own, Operate and Transfer arrangements, Design Build, Finance and Maintain service concessions, Securitisations and Design, Build and Operate arrangements. Adam's broad experience across the student accommodation sector allows him to provide clients with independent financial and commercial advice in the assessment and implementation of funding structures that best achieves their objectives.  
     
    Dua Green
    Studio Director, Allen Jack + Cottier (AJ+C)

    Dua specialises in master planning and design for education and student accommodation projects. She has recognised the importance of the unique building type of student housing and its significance in the community and applied this to a number of projects across Sydney.
    Dua was the lead designer for Scape Darlington, working tirelessly to create a design evolved from a careful understanding of the local context, particularly the streetscapes of Wilson Street and Wilson Lane, overlaid with the specific use of the building. Inspired by the mixed nature of Darlington, the design comprises of two rows of ‘terraces’ and a ‘warehouse’ building.
     
    Kumar Kalyanakumar
    Head of Australia – Real Assets, AXA Investment Managers
    He is also one of the founders of Eureka Funds Management which became the Australian Real Assets platform of AXA Investment Managers post its acquisition in 2016.
    Kumar's primary focus is to drive the strategic direction of the business in the Australian market including, new business initiatives, real assets investments and management of client relationships. He is also a member of the Fund Financial Report Committee, Global Real Assets Investment Committee and Global Leadership Group of AXA Investment Managers.
    Kumar has over 35 years experience in the areas of banking, finance and funds management and has held various senior roles within major Australian institutions.
    Prior to joining AXA, Kumar was the Fund Manager of the Colonial Property Hotel Fund (CPHF) and prior to that was a senior manager at Westpac Institutional Bank.
    Kumar has a Bachelor of Commerce and a Master of Business.
     
    Conal Newland 
    National Director, Student Accommodation, Savills Australia and New Zealand
    Conal has over 15 years specialist student accommodation sector experience advising both universities and private sector clients. He moved to Australia at the start of 2013 after having worked in the UK since 2004 and starting his career in New Zealand. He has extensive knowledge in valuation and advisory and a strong record of accomplishment in transactions having successfully sold and acquired 20,000 beds across the UK, Australia and New Zealand with a combined total price of over AUD $3.5 billion.
    Conal is a Registered Valuer (UK and New Zealand) and a Certified Practicing Valuer (Australia). He holds Real Estate sales qualifications in New South Wales, Victoria, South Australia, Western Australia and the Northern Territory.
    In the UK Conal acted for a large number of UK developers and funding institutions providing formal valuation advice. Some of Conal’s major clients included Unite Group Plc and Universities Partnerships Programme (UPP).
    Conal has worked for the majority of the top Australian commercial operators and provided valuation advice on an asset and portfolio basis to clients. He also has advised a number of universities including the University of Sydney, UNSW, UTS, Macquarie University, The University of Melbourne, RMIT, Deakin University, the University of Queensland and QUT.
    His UK transaction experience includes successfully completing UK student accommodation deals comprising 10,000 bedrooms with total combined project finance value of over £550 million. In Australia, he acted on behalf of Transfield Group on the sale of RMIT Village in Melbourne, the first large-scale off-campus operational student accommodation property offered to the market in Australia. The sale completed in February 2014 for $60 million. Most recently he was joint sales team lead on the Urbanest Australia Student Accommodation Portfolio transaction in 2019 comprising over 7,400 beds across 15 assets that settled in May 2020 for over AUD $2.1 billion.
